Brooklyn has long been known for its cultural charm and its rich mix of metropolitan excitement and comfortable family living. These characteristics are part of what makes it one of the hottest boroughs you can live in today.

There are many terrific Brooklyn neighborhoods that are coming up as residential hotspots and Flatbush is one worth looking into. It is centrally located in the borough, and it is divided into several subsections. Prospect Park boarders the northern area, East Flatbush is to the east, Kensington and Parkville are due west and south area is known as Midwood. It covers an area of 1038.56 acres.

Schools

Flatbush is a terrific place to raise a child due to its many fantastic schools. It is home to several elementary and middle schools. It also boasts Erasmus High School which is noted for its unique architecture and famous alumni.

Brooklyn College is a terrific choice for continuing education. It’s 35 acres campus sits between Flatbush and the nearby Midwood neighborhood.

Crime Rate

Flatbush is patrolled by the 70th precinct which serves Prospect Park South, and the 67th precinct which serves East Flatbush. The 70th precinct ranked the 30th safest of 69 patrol areas in 2010 while the 67th precinct came in at 40.

Both precincts have seen a notable drop in crime over the years. The 70th precinct saw an 89.1% reduction in crime between 1990 and 2018 and the 67th precinct saw a 79.9% drop within the same time period.

House Prices

House prices in Flatbush are not exactly cheap, but they are more affordable than most up and coming areas. While most moderate sized Flatbush homes are priced around the million-dollar range, there are some that are below a million. You will rarely find homes above $ 2 million unless you are looking for multi-family properties.

There are also plenty of condos for sale that are priced below a million and many are even less than $500,000. This is a great way to get in on the ground floor of home ownership in the neighborhood.

If you can afford a Flatbush home, now is the time to invest. The area is one to watch and values are predicted to continue increasing in the future.

It was named as one of “New York’s Next Hot Neighborhoods,” in 2016 by the New York Times. It is serviced by the Flatbush Avenue Business Improvement District, an organization that works to keep the area clean, safe and profitable for business.

Attractions

Flatbush has a terrific metropolitan vibe so there’s always something exciting going on. You can take in a show at the newly renovated Kings Theatre, which is listed on the National Register of Historic Places or check out the remains at the Ebbets Field site. There are also plenty of shops, bars and restaurants that are great destinations for a day or night on the town.
